1716 23rd St, Unit A · Galveston, TX · Walk to Pier & Beach
Begin Your StayYou've arrived at a brand-new luxury coastal townhome, five blocks from the Seawall and a short walk from Pleasure Pier. Three bedrooms, three spa-like bathrooms, a rooftop terrace, covered parking, and every small thing we could think of to make your stay feel easy.
This guidebook has everything you need — check-in details, how things work, and the Galveston spots we send every guest to.
Welcome! It's time to relax, enjoy time with friends and family, and reconnect with a whole lot of fun. Take a quick look around — if anything looks broken or just not right, call or text Justin at (469) 844-1989 within the first 4 hours so we can make it right. Our goal is a 5-star stay. Otherwise, leave your worries at the door and relax — you're on beach time now.
Check-in: 4:00 PM. Please don't show up before check-in (unless we've arranged it) — our housekeepers need that window to make the condo spotless.
Check-out: 11:00 AM.
Keypad — unlock from outside:
Your PIN is unique to your stay and works only from your check-in date through your check-out date. It resets automatically after you leave.
Please do a quick walk-through when you arrive and let us know within the first 4 hours if anything looks off or damaged — that protects your security deposit and helps us fix it fast.
Fast Xfinity WiFi covers the whole townhome — work from the dedicated desk with no buffering.
Network: BOUTTIME RETREAT
Password: Vacation
You can also tap the WiFi button in the bottom nav at any time.
Smart TVs in the living area and bedrooms are streaming-friendly — sign in to your own Netflix, Hulu, Disney+, or similar, and please sign out when you leave.
Two covered parking spots are reserved for your unit, directly under the townhome. Street parking is also available nearby.
Please remove all valuables from your vehicle. During cruise weekends, surrounding streets fill up — your two covered spots are always yours, but arrive by 3 PM on Fridays if you can.
The essentials:
Quiet hours: 10 PM – 8 AM.
This is a private residential building. If we receive a noise complaint, a $500 fine will be passed along to the booking guest. Please be respectful of neighbors.
No smoking or vaping of any kind inside the condo. Any odor or smoke remediation required will result in forfeiture of the security deposit and may incur additional charges.
Decorations & hanging things:
Short-term rental registration: GVR-32315.
Take all trash to the green trash bins at the end of the driveway, behind the fence.
Back gate code: 4088
Please bag everything before it goes in the bin — it keeps the alley clean and the raccoons less adventurous.
Please, nothing in the toilet except toilet paper. No feminine products, no baby wipes, no "flushable" wipes — they clog island plumbing fast and the repair bill can be significant.
If you have any plumbing, A/C, or appliance issue, call Justin at (469) 844-1989 ASAP — the sooner we know, the faster we fix.
Check-out is 11:00 AM. Our cleaning crew arrives shortly after to get the condo ready for the next guest.
Heading out early? Text Ashley at (409) 444-8193 with your property address so the team can start the turnover — 1716 23rd St, Unit A.
Before you go, please:
Tag us on social if you had a great time — we love seeing how guests enjoyed their stay!
Quick final sweep before you lock up — these are the things guests leave behind most often:
Forgotten items: A minimum $25 service charge plus postage to ship items back, at our housekeeper's convenience. In peak season this can take up to 30 days, so please double-check before you leave.
And please — this is our family's condo, so please make sure nothing of ours accidentally ends up in your bags. Items discovered missing after departure will be billed to you.
Thank you so much for being our guest. Come back and visit soon!
Emergency: Dial 911. The nearest hospital is UTMB (7–9 min drive).
Smoke and carbon monoxide detectors are installed throughout. A fire extinguisher is located under the kitchen sink.
A basic first-aid kit is in the primary bathroom cabinet.
The exterior of the condo is monitored 24/7 by a local security company. Interior is camera-free for your privacy.
For any property issue (leak, broken appliance, lost key), call or text Justin at (469) 844-1989 — we usually respond within minutes.

The Galveston we'd want to hand a friend. Tap a category to jump.
Galveston's food scene runs from legendary Gulf-seafood institutions to laid-back beachfront casual. Here are five spots we send every guest to.
Galveston's legendary 1911 seafood institution on the Seawall — old-school elegance, Gulf-caught everything, and famous pecan pie.
Cheerful yellow Victorian on the Seawall serving all-day breakfast, Gulf seafood, and massive portions at fair prices.
Dockside dining at Pier 19 featuring fish pulled daily off the family's own boats — casual, loud, and very fresh.
The special-occasion spot — prime steaks, line-caught Gulf fish, and marina sunsets at Pelican Rest.
Downtown Cajun joint serving award-winning gumbo, po'boys, and char-grilled oysters in a lively, casual room.
Galveston mornings deserve better than gas-station coffee. These are where locals actually go.
Historic Victorian coffeehouse since 2001 — ivy-draped patio, upstairs loft, and the best hangout energy on Post Office Street.
Scratch-made neighborhood bakery and breakfast cafe since 1999 — famous for the crab-cake benedict and hand-rolled pastries.
Closest good coffee to the property — small-batch roasts, breakfast burritos, and a dog-friendly patio two minutes from the Seawall.
Historic 1944 Italian import shop and cafe — muffalettas, Sunday beignets, and espresso in a room full of spice jars.
Small-batch local roaster pulling serious espresso in a minimalist bayside space — this is where coffee nerds go.
Everything you forgot to pack — all within 10 minutes of the condo.
Full-service supermarket with bakery, deli, and pharmacy — right on the Seawall, the closest major grocery to the condo.
Family-run seafood market on Pier 19 — same boats as Katie's Seafood House. Grab Gulf shrimp for tonight's grill.
Texas's biggest wine and spirits chain — cheese counter, craft beer, and a frankly unreasonable bourbon selection.
Late-night essentials, sunscreen you forgot, prescriptions, and emergency beach toys — one minute from the condo.
Year-round Sunday morning farmers market — local produce, pastries, oysters, and live music in Saengerfest Park.
You're five blocks from the Gulf — but there's more water around Galveston than just the Seawall beach.
10-mile hurricane wall doubling as the world's longest continuous sidewalk — beach access, bike rentals, and sunrise walks.
Galveston's premier family beach — lifeguards, restrooms, showers, umbrella rentals, and strictly no-alcohol peace of mind.
2,000 acres of undeveloped coastal prairie, bayside trails, and the quietest beach stretch on the island.
Iconic 1,130-foot amusement pier stretching into the Gulf — 16 rides, Ferris wheel, funnel cakes, and epic sunset photos.
The island's party beach — alcohol permitted, jet ski rentals, volleyball nets, and live music all summer.
You'll fill a long weekend without trying — pyramids, a WWII submarine, and two full-on beach amusement parks.
Three huge glass pyramids housing a Gulf aquarium, a live rainforest, and a 4D theater — an all-day rainy-day winner.
Massive waterpark with a retractable roof, uphill water coasters, and the best lazy river in Texas.
Giant restored trains and vintage rolling stock in a grand Art Deco depot — toddlers lose their minds here.
Climb inside a real WWII submarine and destroyer escort on Pelican Island — fishing pier, picnic area, and bay views.
45-minute harbor cruise with almost-guaranteed dolphin sightings — kids remember this one.
