You've arrived at a brand-new luxury coastal townhome, five blocks from the Seawall and a short walk from Pleasure Pier. Three bedrooms, three spa-like bathrooms, a rooftop terrace, covered parking, and every small thing we could think of to make your stay feel easy.

Welcome! It's time to relax, enjoy time with friends and family, and reconnect with a whole lot of fun. Take a quick look around — if anything looks broken or just not right, call or text Justin at (469) 844-1989 within the first 4 hours so we can make it right. Our goal is a 5-star stay. Otherwise, leave your worries at the door and relax — you're on beach time now.
Everything You Need to Know
Check-in: 4:00 PM. Please don't show up before check-in (unless we've arranged it) — our housekeepers need that window to make the condo spotless.
Check-out: 11:00 AM.
Keypad — unlock from outside:

- Press the check mark (✓) key in the bottom right corner
- Door will unlock
Your PIN is unique to your stay and works only from your check-in date through your check-out date. It resets automatically after you leave.
Please do a quick walk-through when you arrive and let us know within the first 4 hours if anything looks off or damaged — that protects your security deposit and helps us fix it fast.
Fast Xfinity WiFi covers the whole townhome — work from the dedicated desk with no buffering.

Smart TVs in the living area and bedrooms are streaming-friendly — sign in to your own Netflix, Hulu, Disney+, or similar, and please sign out when you leave.
Two covered parking spots are reserved for your unit, directly under the townhome. Street parking is also available nearby.
Please remove all valuables from your vehicle. During cruise weekends, surrounding streets fill up — your two covered spots are always yours, but arrive by 3 PM on Fridays if you can.
The essentials:
- Maximum 9 guests
- No parties or events
- Please treat the condo like your own home — it's our personal property
- Guests are responsible for any damage beyond normal wear
Quiet hours: 10 PM – 8 AM.
This is a private residential building. If we receive a noise complaint, a $500 fine will be passed along to the booking guest. Please be respectful of neighbors.
No smoking or vaping of any kind inside the condo. Any odor or smoke remediation required will result in forfeiture of the security deposit and may incur additional charges.
Decorations & hanging things:
- No confetti or glitter
- No clear tape, thumb tacks, or nails to hang things
- Use blue painters' tape (we keep some in the kitchen drawer)

Take all trash to the green trash bins at the end of the driveway, behind the fence.

Please bag everything before it goes in the bin — it keeps the alley clean and the raccoons less adventurous.
Please, nothing in the toilet except toilet paper. No feminine products, no baby wipes, no "flushable" wipes — they clog island plumbing fast and the repair bill can be significant.
If you have any plumbing, A/C, or appliance issue, call Justin at (469) 844-1989 ASAP — the sooner we know, the faster we fix.
Check-out is 11:00 AM. Our cleaning crew arrives shortly after to get the condo ready for the next guest.
Heading out early? Text Ashley at (409) 444-8193 with your property address so the team can start the turnover — 1716 23rd St, Unit A.
Before you go, please:
- Put dirty dishes in the dishwasher and start it
- Empty the fridge and pantry of any perishables
- Pile dirty towels on the bathroom floor
- Leave the beds unmade
- Set thermostat to 78° (summer) or 60° (winter)
- Carry all trash to the green bins behind the fence (back gate code: 4088)
- Lock ALL windows. Lock ALL doors.
- Leave the condo tidy — excessive mess may incur extra cleaning charges

Quick final sweep before you lock up — these are the things guests leave behind most often:
- Phone and camera chargers
- Makeup bag / shaving bag
- Pillows, bedding, or beach towels you brought with you (please leave ours behind)
- Extra shoes
- Eyeglasses
- Jewelry
- Firearms — if left behind, they are turned over to the sheriff
- Check under the beds and inside all drawers
Forgotten items: A minimum $25 service charge plus postage to ship items back, at our housekeeper's convenience. In peak season this can take up to 30 days, so please double-check before you leave.
And please — this is our family's condo, so please make sure nothing of ours accidentally ends up in your bags. Items discovered missing after departure will be billed to you.

Emergency: Dial 911. The nearest hospital is UTMB (7–9 min drive).
Smoke and carbon monoxide detectors are installed throughout. A fire extinguisher is located under the kitchen sink.
A basic first-aid kit is in the primary bathroom cabinet.
The exterior of the condo is monitored 24/7 by a local security company. Interior is camera-free for your privacy.

How Everything Works
A quick tour of the main amenities — tap any item to expand.
Fully stocked with cookware, bakeware, and essentials. Coffee station with drip machine and filters is on the counter — a starter pack of pods is in the cabinet above.
Dishwasher tabs, dish soap, paper towels, and basic pantry staples (oil, salt, pepper, sugar) are provided.

Open-concept great room with dining table, card/game table, and streaming-ready smart TV.
Board games are stored in the cabinet next to the dining area — take what you want. Please tidy up before checkout.
The balcony opens off the main living area with outdoor dining seating and sweeping views of 23rd Street and the Gulf beyond.
The propane grill is ready to use — please turn the tank off and scrape the grates after each use. Grill tools are in the drawer just inside the door.
Top-floor private rooftop with panoramic views — bring your coffee up in the morning, your wine up at sunset.
Golden hour here is unmatched — sunset faces the Gulf. Bring a layer in winter months; it's breezy up there.
Full-sized washer and dryer are stocked with starter detergent pods and dryer sheets.
Perfect for salty beach towels and day-two cruise prep — extra linens and blankets are in the hallway closet.
We've loaded the place up for family stays:
- Pack 'n Play crib (in the hall closet)
- High chair
- Kids dishes, cups, and silverware
- Beach toys — shovels, buckets, sand castle kits
- Beach wagon (in the garage) for hauling gear to the Seawall
- Extra pillows, blankets, and beach towels

Central A/C and heating — please keep the thermostat between 68° and 76°.
