You're on the rooftop at golden hour — Nashville skyline glowing, fire table lit, putting green underfoot, your crew laughing around the bar. Downstairs: a real recording studio. A custom game room. A wall of vintage guitars. Tomorrow, Broadway is ten minutes away. Tonight, you're at Hard Rock Hideaway — the only music-themed townhouse in East Nashville where twelve people each get their own floor, their own room, and their own slice of Music City.
This guidebook covers everything you need: the door code window, the parking play, which honky-tonk has the best afternoon band, where the locals actually eat brunch. Tap any section to expand it — the bottom bar follows you everywhere.
Essential Info
Check-in is 4:00 PM via smart-lock keypad. Your unique code arrives 24 hours before arrival and changes after every guest, so it's yours alone for the stay.
Need an earlier check-in? Just text — the calendar usually lets us flex by an hour or two. We'll confirm.
Check-out is 10:00 AM. Run the dishwasher once if you used it, drop trash bags by the bins out front, leave the keys on the kitchen counter. Lock the door behind you — the smart lock will reset itself.
Late check-out? Text us the day before — sometimes we can extend an hour or two depending on the calendar.
You've got two free parking options — no permits, no fees, no charges.
- Complex parking right in front of the unit (first come, first served). If you're parking along the building, please be respectful of the other tenants.
- Free street parking throughout the neighborhood as overflow — no time limits, park anywhere open.
Heads up: the ground-floor garage is built out as the game room — there's no vehicle parking inside the garage itself.
NO parking in front of the dumpsters. Anything blocking the dumpster or impeding traffic will be towed at the owner's expense, along with a fine — not us being grumpy, just keeping pickup days unblocked.
One more local truth: the Nashville area is a hot spot for petty vehicle break-ins. Don't leave valuables in your car overnight — even a phone charger in plain sight can be enough. We send a pre-arrival reminder about this too.

All TVs are smart TVs (75" in the primary living room, 65" in the game room, plus a smart TV in every bedroom) — they all run on this same WiFi. Sign in to your own streaming accounts and they'll log you out after your stay.
The short version of the rules — the longer warm-but-firm version went out with your booking confirmation. We trust you to enjoy the place; these are the few things we have to be explicit about.
- Max 12 guests. Hard cap — Nashville STR permit #058841.
- Quiet hours 10 PM – 8 AM on the rooftop and patio. Inside the house, do whatever.
- No smoking or vaping indoors or on the rooftop. $500 fee. Cigarettes outside only.
- No events, no outside guests. In-house gatherings within your booked 12 are great.
- Rooftop safety — open perimeter, kids supervised, no climbing on the railings.
- Recording studio — in-house: guitars, mic, light equipment, speaker. Bring your own interface + the rest of your gear.
Furniture
- Please don't rearrange the furniture — it's all where it is for a reason. Fees will be incurred if a furniture reset is required.
- If you move small things around during your stay (totally understandable), please return them to their original spot before you head out.
Plumbing
- Nothing in the toilet except toilet paper — no feminine products, no baby wipes, no paper towels. Old pipes hate it, so do we.
- Issue with plumbing, AC, or anything else? Call us ASAP at (469) 844-1989 and we'll get on it.
Decorations
- You'll have the whole home to yourselves — but this is our personal property. Please treat it like your own home.
- No confetti or glitter. Cleaning it is brutal and it ends up everywhere for months. Bring your sparkle in some other form.
- No clear tape, thumb tacks, or nails on the walls.
- If you want to hang something, blue painters tape only — we try to keep a roll in the kitchen drawer. It won't pull the paint off.
Rooftop
- Please ensure the propane is turned off and the fire is extinguished on the fire table after each use.
- Please keep the cornhole boards out of the weather — put them up in the cubby after each use.
Trash
- We work hard to keep the grounds around the condo pristine — please do your part by making sure the trash makes it INSIDE the dumpster.
Parking
- Parking is first come, first served.
- If you're parking along the building, please be respectful of the other tenants.

Unauthorized Pets
Bringing any unauthorized pet or animal onto the property is strictly prohibited. Any violation results in a $500 non-refundable fine, plus responsibility for all related damages, extra cleaning, odor removal, flea/pest treatment, and any additional costs incurred by the host or property owner. ESA welcome with prior notice — just tell us ahead of time.

The Property
2,759 square feet, four levels, end-unit privacy. Twelve guests, four bedrooms, four full ensuite baths. The house unfolds floor by floor — game room on the ground level, social hub on the second, bedrooms on the third, rooftop on top.
Full chef's kitchen on the second floor — Electrolux stainless gas stove, oven, dishwasher, full-size fridge plus a mini fridge for drinks, microwave, toaster, blender. Granite island, full dinnerware and silverware for twelve, wine glasses, dining table for eight under a crystal chandelier.
Cooking basics (oil, salt, pepper, foil) are stocked. Complimentary coffee for the drip maker is in the cabinet. Trash and recycling go in the bins out front — pickup is twice a week.
Four bedrooms spread across three floors — no everyone-on-one-hallway setup, real privacy.
- Floor 1: Bedroom 1 — full daybed with full trundle, dedicated bath right next door.
- Floor 2: Bedroom 2 — two twin beds plus two extra twin mattresses in-room, ensuite bath. Right off the kitchen.
- Floor 3: Bedroom 3 — queen + ensuite. Bedroom 4 — king + ensuite (Marilyn print, sputnik chandelier, red velvet curtains). Two spare twin mattresses available on request, set up anywhere.
- Second-floor secondary living: two futon couches for overflow sleeping.
Premium linens, extra pillows and blankets, hangers, and clothing storage in every room.
The entire ground-floor garage was converted into a 400-square-foot game room — ping-pong, foosball, poker table, 65" smart TV, full dry bar with beverage fridge. The Hard Rock Hideaway signature mural greets you at the entrance.
The vintage guitars on the walls are decor, not playable instruments. Beautiful, expensive, please don't pull them off the wall. Photograph all you want.
If a paddle breaks or a foosball rod gets wonky — text us. No penalty, no fee. We just want to know so we can fix it before the next guest arrives.
The studio is a sound-isolated room ready to record — pro photo / video / podcast capable. Doubles as a dedicated workspace if you're here for a creative retreat.
In-house: guitars, a mic, some light equipment, and a speaker — enough to plug in and lay something down. Bring your own audio interface and the rest of your gear (drums, keys, full pro rig, etc.). The walls and the isolation are the offering; the rest of the kit is on you.
Two living rooms on the second floor — primary with a 75" smart TV and electric fireplace, secondary with bold art, more vintage guitars, two futon couches. 65" smart TV in the game room downstairs.
The indoor electric fireplace runs on a wall switch — flip it on for ambiance, flip it off when you leave the room. No flames, no wood, no risk.
The rooftop is the headline. Built-in bar (no ice maker — bring or buy ice day-of), gas fire table that throws real heat for the late-night gather, putting green, string lights, outdoor dining table for eight, cornhole for the friendly trash talk, sun loungers for the daytime crowd, unobstructed downtown Nashville skyline.
Rooftop safety: the perimeter has decorative railings, not pool-fence railings. No climbing or sitting on the railings — especially after a few drinks. Anyone under 12 needs an adult with them. Light driver swings on the putting green only (no full swings).
Fire feature: the gas fire table works off a knob — turn it on when you want it, always make sure the fire is fully out before heading inside. Bucket and hose are nearby if you need them. (It's the only fire feature on the property — no other open flames anywhere.)
Dedicated workspace in the recording studio room. WiFi throughout — tap the WiFi icon in the bottom nav for network and password.
In-unit washer + dryer, free. Detergent pods are under the sink. Please don't overload — one large or two small loads per cycle.
Iron + ironing board in the closet. Towels and sheets stay for housekeeping unless you're staying long enough to want them refreshed — text us if so.
