Please don't arrive earlier unless you've cleared it with Justin — housekeeping needs the runway to make the beach house spotless.

Front door keypad code: Justin sends a unique keypad code to your access email before arrival — it works only during your stay dates.

Storm-door tip: The front door is a hurricane storm door — there's a quick video showing how to open, close, and lock it. Watch once and the door becomes second nature.

First 4 hours: Walk the house and let us know about anything pre-existing. We'd rather hear about it now than after you leave.

The exterior is monitored by a local security company.

Every TV in the house is a smart TV connected to the same network. Sign in to your own streaming accounts (Netflix, Hulu, Disney+, etc.) and they're ready to roll. Sign out before you leave so the next guest doesn't have your account.

Dogs welcome. Off the furniture, please. Kennel them when you leave the house — no loose dogs alone.

Take all bagged trash to the green bin on the covered driveway, opposite the entrance stairs.

If you're staying over a Sunday: the trash company rolls bins to the street Sunday evening for Monday's early pickup, then rolls them back Monday afternoon.

The cleaning crew arrives shortly after to flip the house for the next guest. Out by 10 makes everyone's day smoother.

Before you go, please:

• Put dirty dishes in the dishwasher and start it
• Empty the fridge and pantry of perishables — take them with you
• Pile dirty towels on the bathroom floor (no folding needed)
• Leave the beds unmade
• Set the thermostat to 78°F in summer / 60°F in winter
• Carry all trash to the bins on the side of the house
• Lock ALL windows and ALL doors
• Drop the keys back in the lockbox
• Leave the house tidy — excessive mess may incur extra cleaning charges

Quick scan before you walk out — these are the things guests forget most:

• Phone & camera chargers
• Makeup / shaving bag
• Pillows, bedding, or beach towels you brought (please leave ours)
• Extra shoes, eyeglasses, jewelry
• Firearms — forgotten firearms are turned over to the sheriff
• Check under the beds and inside the drawers

And please don't accidentally pack the house's belongings — items discovered missing are billed to you. The house is stocked with care for every guest.

The fire pit is one of Mutiny House's best evening spots. Light it after sunset, gather everyone around, and let stories take their time.

House rule: always shut the propane valve clockwise when you're done, and fully extinguish the fire before bed — no exceptions.

The wraparound upper deck is the heart of the house. Sunrise from the east side, sunset from the west — same deck, two different shows.

Loungers, sightlines across the entire Gulf, and direct access from the two upstairs en-suites. Coffee in the morning, cocktails in the evening, the deck's home.

Built for cooking with a crowd: commercial-grade fridge, ice maker, full-size dishwasher, and counter space everywhere. Dining seats six at the table and six at the bar.

Wet bar: stocked with mixers, glassware, and ice. Coffee bar: ready for morning brewing — coffee maker, blender, toaster on the counter.

Pack 'n play and high chair are tucked in the closet for the youngest guests.

Right by the entry path. Rinse the sand off before you come back inside — it's the best favor you can do for the floors and the cleaning crew.

Direct private dune crossover. 210 steps from the front of the house to sand.

Beach gear stays at the house — no need to pack chairs, umbrellas, or boogie boards. Check the garage and storage closet on your way out.

3rd floor — Master Suite: Sleep Number King with en-suite bath. Best Gulf views in the house, direct deck access.

3rd floor — 2nd Master: Queen with en-suite bath. Ocean view, deck access.

2nd floor — Bedroom: Queen, no en-suite. Quiet retreat away from the action.

2nd floor — Murphy Room: King wall-bed (a real King, advertised as bonus). Doubles as a flex space during the day.

Sleeps 10 across all four rooms. Linens and bath towels are stocked — please leave any beach towels you brought (we're keeping ours for the next guest).

• Pack 'n play and high chair for the youngest guests — tucked in the closet.
• Garage parking adds 2 more spots beyond the 3 in the driveway — easy for groups with multiple cars.
• Murphy King in the 2nd-floor flex room sleeps two more without sacrificing a daytime room.

Birthdays, anniversaries, reunions, small weddings — Mutiny House loves a celebration. A few simple courtesies:

• No confetti or glitter. Sand & coastal carpets do not get along with them. Ever.
• Hanging decorations: please bring your own painter's tape if you need to hang anything — no clear tape, thumb tacks, or nails (they'll pull paint off the walls).
